Happy New Year! This is the time when our new buyer broker form becomes mandated by law.
What does that mean? As Realtors, we must have a form signed with our buyer clients before we can start working with them. For example, we can’t discuss property details or show properties without finalizing this form.
How The Buyer Broker Agreement Form is Changing Things
Some of the big changes include that the buyer is responsible for paying the agent’s commission.
But one detail that you may not know is that if the buyer is unwilling/unable to pay the Realtor’s commission, then they can ask the seller to pay the commission on their behalf and do it as a closing cost.
Evaluating Your Options
At our office, we’ve developed an addendum to go with the buyer-broker agreement. This will outline a few things that you may or may not know. It will help you understand the flexibility that you might need. I know that a lot of buyers might not have a lot of money lying around on top of closing costs. So, it can be tricky to pay their Realtor.
